FAQ — Wholesale Real Estate Questions
Common questions about off-market wholesale deals in San Diego and Riverside Counties: our process, deal packages, close speed, and how to join the buyers list.
Frequently asked questions
What types of properties do you offer?
We specialize in off-market, value-add residential and small multifamily properties. Our inventory includes fix-and-flip opportunities, buy-and-hold rentals, and wholesale assignments across San Diego and Riverside Counties. Each deal is sourced directly through our acquisitions team.
How do I get access to deals?
Join our buyers list by completing the registration form on our website. Once registered, you'll receive deal alerts via email and SMS (with your consent) whenever we secure a property matching your investment criteria — markets, asset types, price range, and close speed.
Are these wholesale assignments or direct purchases?
Both. Some deals are structured as wholesale assignments where you take over our purchase contract, and others are direct purchases from our inventory. Each deal package clearly discloses the transaction structure so you know exactly what you're buying.
What is the typical close speed?
Our average close time is 18 days, and we can close in as little as 7–15 days when speed matters. We work primarily with cash buyers and hard money lenders who can move quickly. If you need a longer timeline, we can discuss options on a case-by-case basis.
Do I need to be an accredited investor?
No. Our deals are available to all investors — accredited and non-accredited alike. Whether you're a first-time investor or a seasoned operator, you're welcome to join our buyers list and review deal packages.
How do I submit a property for consideration?
Visit our 'Sell a Property' page and complete the submission form with your property details. Our acquisitions team will review your submission and contact you within 48 hours with a no-obligation assessment.
What is your earnest money requirement?
Earnest money deposits typically range from $1,000 to $5,000 depending on the deal size and structure. The exact amount is disclosed in each deal package. Deposits are held in escrow and applied toward the purchase price at closing.
Can I assign the contract to another buyer?
Yes, most of our contracts are assignment-friendly. If you'd like to assign the contract to another buyer or entity, we can facilitate that process. Assignment terms are disclosed in each deal package.
How do I opt out of SMS messages?
You can opt out of SMS messages at any time by replying STOP to any message you receive from us. You can also contact us directly at deals@mycahomesolution.com or call (760) 477-4552 to update your communication preferences.
